Not all home owners have enjoyed the famed big returns of Sydney's property boom, analysts reveal.

While median home prices have leapt by at least 30 per cent across Sydney, home prices in some of the city's more 'prestigious', mostly waterfront postcodes have hardly budged in the last two years.

$2.9 billion in developer funds could pay for new light rail line, report expected to show



Private-sector development along a light rail route from Westmead to Strathfield could be used to cover the cost of the project, a coalition of the area's big businesses and landowners says.

The WestLine Partnership will release a report on Monday expected to show up to $2.9 billion could be raised through voluntary developer levies in the "Olympic corridor" - a light rail route that would begin at Westmead to connect Parramatta with Rosehill, Camellia, Olympic Park, Rhodes and Strathfield.
