One of the most common questions our Property Managers are asked is how to secure a quality tenant.
Here are our tips on securing the right tenant

Tip #1 - Your first impression is often the best, a good first impression could lead to a good tenant

Tip #2 - Quality properties will attract quality tenants

Tip #3 - Rental history is a great way to gage the reliability of a perspective tenant

Tip #4 - Check previous upkeep/condition of the property, if they kept it clean and tidy chances are they will do the same in your property

Tip #5 - Check the number of occupants, you do not want 6 people in a 1 bedroom apartment

Tip #6 - Presentation – if they are not presentable how do you think they live 

Tip #7 - Checking employment history will allow you to measure their income 

Tip #8 - Financials – can they afford the rent

Tip #9 - 100 points of identification are still relevant today; always ask for 100 points of identification

Tip #10 - Tenancy data base searches/credit history checks are a vital tool to give you insight into the applicants rental history
